Efficiency opportunities

Ranked by the sustainability agent this week

Automate

Galaxy BKC · chiller schedule

Chiller runs 2h past last badge-out; scheduling fix saves an estimated 9% of monthly HVAC kWh.

Retrofit

Embassy Golf · lighting sensors

L3 has no daylight-linked dimming; retrofit pays back in 14 months at current tariffs.

Train

Cyber City · waste segregation

Segregation compliance at 46% against an 80% target; floor-warden refresher planned.

Review

Hitec City · diesel backup

38 diesel-hours logged last month against a grid-reliability SLA breach at the park.

Retrofit roadmap

Portfolio-wide sustainability programme, next two quarters

  1. Smart metering rollout — Phase 3

    Aug 2025

11 remaining centres to get sub-meter panels, taking coverage from 31 to 42 of 42.

  2. Daylight sensors — Bengaluru cluster

    Sep 2025

Embassy Golf and Prestige Central lighting retrofit, targeting 4% kWh reduction.

  3. Chiller BMS automation

    Oct 2025

Auto-shutdown tied to occupancy signal across Galaxy BKC and Two Horizon Centre.

  4. Diesel dependency review — Hyderabad

    Dec 2025

Grid-reliability escalation with DISCOM; solar-plus-battery feasibility study due.

  5. Full renewable PPA renegotiation

    Q1 2026

Target blended renewable mix of 65% across the portfolio ahead of FY27 ESG disclosures.

How the ledger is computed

From raw meter reads to a signed member statement

01

Meter

Smart sub-meters and BMS feeds capture kWh, HVAC runtime and diesel-genset hours per floor, every 15 minutes.

02

Allocate

Consumption is apportioned to member companies by desk-share and badge-in hours, not blanket floor averages.

03

Convert

Grid emission factors (state-wise CEA grid mix) and diesel/waste factors convert usage into kgCO2e per seat.

04

Publish

A signed monthly carbon statement is auto-issued to each member's admin console, ready for their own ESG disclosures.
