The correlation on this screen

Order the table by first response and it very nearly orders itself by win rate. Propel Workspaces answers in under three minutes and converts at 41 per cent. Aggregator portals answer in twenty two minutes and convert at 16 per cent, on more than double the enquiry volume. 412 portal enquiries at a 25 point lower win rate is roughly 100 desks a month that were paid for and lost to a queue rather than to a competitor. Correlation is not proof, and portal traffic is lower intent to begin with, which is exactly why the pilot is designed to test it rather than assert it.

What the layer changes here

Broker enquiries arrive at every hour and ask a narrow, answerable set of questions: what is available, at what rate, when can we tour. All three are lookups against live inventory and the approved rate card. A broker who gets an answer in ninety seconds, at eleven at night, with named suites and dates, brings the next client back to the same place. This is the least glamorous module in the console and probably the fastest to prove.
